How to Address "Perfunctory" Elevator Maintenance Inspections

Our company is COFCO Property Group Shenzhen Property Management Co., Ltd. Bao'an Branch. As the head of the property management department, we currently oversee over 700 elevators across various projects. These elevators are maintained by third-party service providers. Given the large number of elevators, supervision challenges arise (each elevator requires two monthly maintenance sessions lasting at least 1 hour according to regulations). To address this, we have implemented 31 elevator maintenance supervision systems (one system per residential complex) with detailed operation guidelines.

Each project uses a single QR code for all elevators, with numbered QR codes printed and posted on control cabinets in equipment rooms for maintenance staff scanning. Maintenance personnel must complete check-in records before and after servicing elevator equipment rooms, car tops (elevator shafts), and pit equipment.

Previously, we encountered issues with superficial maintenance inspections, incomplete servicing, and insufficient maintenance time. Now, maintenance personnel must complete relevant records after routine maintenance,故障 repairs, and part replacements. These records require signature confirmation from property service center supervisors via maintenance staff's mobile devices before submission, significantly improving maintenance authenticity. After one month of implementation, maintenance staff have become familiar with the system, enabling effective supervision and showing a declining trend in elevator故障 rates.
